Caulking in the EIFS and stucco. Why?

Caulking in the EIFS and stucco. Why?

For these two systems to have a long life it is important to use a high quality Caulking, There are many good quality and low quality sealants products, We at DMV Applicators use 100% silicone caulking. There is no exception. For us, the most important thing is to make sure that our clients don’t have issues due to water penetration for at least 15 years.

It is important that you, as a homeowner or owner of commercial buildings pay close attention to the condition of the caulking of your windows, doors and all places where there may be a probability of water penetration.

If there is a penetration of water through a crack in the caulking, the water will damage everything in its way. Usually the caulking begins to crack when it is already very old, when the caulking is detached from the wall and the window frame it is time to change it. Waiting could be very risky and very expensive to replace framing and Redo Stucco or Eifs.

In our experience, we have seen and made all kinds of repairs due to water damage from cracked caulking.

¿What caulking should you use?

If you have to choose between Urethane Caulking and Silicone Caulking. You should choose Silicone. Why? Urethane caulking usually deteriorates faster, sometimes after 5 years it will already be in poor condition, depending on the weather. Unlike silicone that can last up to 20 years.
